Rooted in Bathinda, working across Punjab
Punjab Roots Realty is a channel partner for developers in the Malwa belt and the Tricity. We sell their projects directly, and we verify each one on the ground and on the satellite map before it goes on our list.
Why we started
Buying property in Punjab has always run on word of mouth. A cousin knows a dealer, the dealer knows a colony, and the buyer sees the plot for the first time on the day of the token payment. For families in Bathinda that is stressful. For families in Brampton or Birmingham it is close to impossible.
We built Punjab Roots Realty to fix the verification gap. Every project we sell is mapped on Jameen Deal, our sister platform for satellite map-first property discovery in Punjab, so a buyer can trace the boundary, measure the area and check the approach road before a single call.
On the ground, we work as a channel partner: developer-direct pricing, the full payment plan in writing, and one team from the first WhatsApp message to the registry office.
At a glance
How we work
Map first
A project is listed on Jameen Deal with its boundary drawn on satellite imagery before it is offered to a buyer.
Documents before money
RERA or PUDA status, title summary and the developer's payment plan are shared in writing before any token amount.
Developer-direct pricing
We are paid by the developer as a channel partner. Buyers pay the launch price and nothing extra to us.
One point of contact
The person who takes your first call stays with you through site visits, booking, registry and possession.
Legal advice and end-to-end documentation
A sale is not finished when the booking is made. We work with a panel of practising advocates in Punjab so the paperwork is checked before you pay and followed through after you register.
Title opinion before the token
Title chain, revenue record, sanctioned layout and the developer's RERA or PUDA approval read by an advocate, with the findings given to you in writing.
Agreements read with you
Builder-buyer agreement, allotment letter and payment schedule gone through clause by clause, in Punjabi, Hindi or English.
Registry handled
Sale deed drafting, the stamp duty and registration fee worked out for your case, the sub-registrar appointment and a team member present on the day.
And afterwards
Mutation in the revenue record, the possession letter, and the electricity, water and property tax transfers that are easy to forget.
The advocate's opinion is independent and yours to act on, and you are free to appoint your own lawyer instead. Where a legal fee applies it is the advocate's fee, told to you in writing before the work starts.
Developers we sell for
Projects from these developers are currently on our list. We add a developer only after a site inspection and an approvals check.

Questions about how we work
Who is Punjab Roots Realty and what does it do?
Punjab Roots Realty is a real estate channel partner based in Bathinda, Punjab. It sells developer-direct residential plots, apartments, showrooms and warehousing land across Bathinda, Mansa, Patiala, Kharar, Mohali, Dera Bassi and Banur, as the developer's appointed partner rather than as a broker paid by the buyer. The current list runs to 11 live projects: nine from eight developer partners, one high-rise at Banur whose developer we confirm on request, and one 6.15-acre land parcel on NH-05 near Chandigarh that is a direct deal. Every project is mapped on the sister platform Jameen Deal, and the office is at SCO 26, 2nd Floor, Ganpati Enclave, Bathinda 151001, near AIIMS Bathinda.
Is Punjab Roots Realty a property dealer or a channel partner?
Punjab Roots Realty is a channel partner, which means a developer appoints it to sell a specific project on the developer's own price list. A dealer, by contrast, works property to property and usually takes a commission from the buyer. For you it means the booking is made with the developer, on the developer's published payment plan, and the allotment letter is issued by the developer in your name. Ask to see that allotment letter and a payment receipt in the developer's name before you go further.
Do I pay you any brokerage or commission on a booking?
No, you do not pay Punjab Roots Realty any brokerage on developer inventory. The developer pays the channel partner fee out of its own margin, so you pay the developer's listed price on the developer's published payment plan and your booking amount goes to the developer's account, not to us. Resale property and direct land deals work differently, and if a fee applies on one of those we tell you the amount in writing before you commit. Ask for the price list, the payment schedule and a receipt in the developer's name before you part with any token amount.
Do you build these projects yourself or sell for other developers?
Punjab Roots Realty does not build or own the projects it sells. It sells for eight developer partners: Motia Group, Saga Developers, Pushpa Group, Makha Group, Maya Garden, The Rise, SLP Moksh Group and Affinity. The land is theirs, the approvals are in their name, and the allotment letter and the sale deed come from them to you. One high-rise at Banur and the NH-05 land parcel sit outside that list, and we tell you who the seller is when you ask. Our part is the site visit, showing you the approval papers the developer holds, and following the file from booking through registry and possession. Have your own advocate verify the title and the approvals before you pay.
How is Punjab Roots Realty related to Jameen Deal?
Jameen Deal is Punjab Roots Realty's sister platform, a satellite map-first property site for Punjab. The two work as a pair: Jameen Deal does the listing and the mapping, Punjab Roots Realty is the channel partner that sells the projects on the ground. All 11 live projects are listed on Jameen Deal, so you can see the site on satellite view and read the area in gaj, marla or acres before you call. Treat the mapped boundary as a guide and not as a survey. The revenue record and the developer's sanctioned layout are the documents that decide the actual area and limits.
Are your projects RERA registered and how do I check?
Some are registered and some are not, because Punjab RERA registration depends on the size and type of the project, so we give you the status of each one in writing before you pay anything. Pushpa Square in Bathinda carries PBRERA-BTI08-PC0390. The two Arcadiaa projects in Mansa are PUDA approved colonies, and a PUDA layout approval is not a RERA registration, so check both separately. For the rest we share the approval the developer holds and say plainly where a registration is pending or does not apply. Verify any registration number yourself on the Punjab RERA portal, and have a qualified advocate review the title and approval papers before you sign or register anything.
Why is your office in Bathinda and not Mohali or Chandigarh?
The head office is in Bathinda because that is where the firm started and where a large part of its buyer base sits, at SCO 26, 2nd Floor, Ganpati Enclave, near AIIMS Bathinda. The team travels out to the Tricity projects in Kharar, Mohali, Dera Bassi and Banur from there and can meet you at the site instead. Punjab Roots Realty sells across Bathinda, Mansa, Patiala, Kharar, Mohali, Dera Bassi and Banur, plus a land parcel near Chandigarh, so a Malwa family and a Tricity investor deal with the same team.
Can you handle the purchase if I live abroad and cannot fly down?
Yes, most of a purchase can be completed without you travelling, though the registry itself needs either your presence or a properly executed power of attorney. A POA holder can attend the sub-registrar for you, but the POA normally has to be executed before an Indian consulate abroad or notarised and apostilled, then stamped in India and registered where the sub-registrar requires it, so get it drafted by an advocate in Punjab before you send it. Our NRI desk handles the site visit on video, the document check and the registry follow-up, and payments go to the developer's account through your NRE, NRO or FCNR account, never to us. Under FEMA an NRI or OCI can buy residential and commercial property in India but not agricultural land, plantation property or a farmhouse, and TDS may apply on the payment depending on the value and the seller's residency. FEMA, TDS and repatriation rules change and turn on your own residency status, so confirm your position with a chartered accountant or an advocate before you transact.
