Questions about our projects
How much is a plot per gaj in Bathinda right now?
Motiaz Estate on the Bathinda-Muktsar Road is quoted at Rs 25,000 per sq yd (1 gaj = 1 sq yd) as a base rate, so a 200 gaj plot works out near Rs 50 lakh before registry and other charges. Rates differ by plot size, road width and position within the colony. This is a developer rate and it changes, so confirm the current figure with us before you fix a budget.
What plot sizes do you have and what is the smallest?
The smallest plot on our current list is 191 sq yd (191 gaj) at Motiaz Estate in Bathinda, where sizes run from 191 to 500 sq yd. Arcadiaa Enclave in Mansa has 200 to 300 sq yd plots across its 172 PUDA-approved plots. Apartments are quoted on the area basis the developer uses, so read the carpet area written in the agreement rather than the marketing size. Those run from 2 BHK homes at Urban Greens, Bathinda, up to a 3380 sq ft 4 BHK at Affinity Belgravia, Dera Bassi.
What is the cheapest showroom or shop you have?
The lowest commercial entry price on our list is Rs 25 lakh at Arcadiaa Enclave Showrooms in Mansa, where only 30 units sit on the 350-ft Mansa-Barnala Road frontage, followed by Star Street in Kharar from Rs 36 lakh on the Chandigarh-Ludhiana Highway. Larger formats start near Rs 1 crore at Pushpa Square, Bathinda, and Maya Garden Trillium, Patiala. Some prices are all-inclusive and some exclude registry, so ask for the written breakdown.
Are these projects RERA registered, and how do I check?
Some are and some are not, so check the status project by project before you book. Pushpa Square in Bathinda carries Punjab RERA registration PBRERA-BTI08-PC0390. Arcadiaa Enclave and its showroom row in Mansa are PUDA approved, which is a layout and land-use approval from the development authority and is not the same thing as a RERA registration. Where we do not have a registration number on file for a project, we tell you that in writing instead of implying one exists. Verify any number yourself on the Punjab RERA portal at rera.punjab.gov.in, and have your own advocate confirm approvals, title and registration status before you pay.
How much do I have to pay to book, and what is the payment plan?
Booking amounts and instalments are set by the developer, not by us, and you get the full schedule in writing before any money moves. Arcadiaa Enclave and its showrooms in Mansa, for example, run four equal instalments of 25 per cent with the last one at registry. Punjab Roots Realty never collects buyer funds. Every payment goes directly to the developer's account against a receipt. Stamp duty, registration charges and any tax deducted at source are set by law rather than by the developer and sit outside the quoted price, so confirm the current rates with your advocate or chartered accountant.
Can I visit the site before paying anything?
Yes, we arrange a site visit before any booking amount is paid, in Bathinda, Mansa, Patiala, Kharar, Mohali, Dera Bassi and Banur. The person who answers your first WhatsApp message is the one who meets you at the project and stays with the file through registry. Our office is at SCO 26, 2nd Floor, Ganpati Enclave, Bathinda, near AIIMS, if you would rather start with the layout drawings and the approval papers.
Do I pay you a commission on top of the price?
No, you pay the developer's price and nothing extra to us on the projects listed here. Punjab Roots Realty is a channel partner, so the developer pays us, and that is what developer-direct means: the rate on your booking form is the developer's own rate for that unit, with no brokerage added by us. For a requirement we source outside this list, such as a resale kothi or a private land parcel, our terms are agreed with you in writing before we start.
I am overseas, how can I check the plot before I fly down?
Every project we sell is mapped on Jameen Deal, our sister platform, so you can open the satellite view, see the plot boundary and the approach road from Canada, the UK or the Gulf before you book a ticket. We also send a dated site video on WhatsApp along with the approval papers and the payment plan. On the legal side, NRIs and OCI card holders can generally buy residential and commercial property in India, but not agricultural land, farmhouses or plantation property, and payment has to come through normal banking channels from an NRE, NRO or FCNR account. Rules under FEMA and Indian tax law change and depend on your case, so confirm funding, TDS and repatriation with a chartered accountant or your bank, and have your own advocate in India check the title.
