Questions about commercial and warehousing
How much does a showroom cost in Bathinda or Mansa?
Showroom prices in our current inventory start from Rs 25 lakh at Arcadiaa Enclave Showrooms in Mansa and from Rs 1 crore at Pushpa Square on Bathinda's Ring Road, both quoted all inclusive at the developer's rate. Size, floor and frontage move the number, and developers revise rates without notice, so Punjab Roots Realty sends the current unit-wise price list and payment plan before you visit.
What is the difference between an SCO and a showroom?
An SCO is a shop-cum-office site sold as a plot of its own, usually built as ground plus one or two upper floors, so you hold the site along with the building on it. A showroom in a project like Pushpa Square or Maya Garden Trillium is a unit inside a larger building, so you buy built-up space with shared parking, lifts and maintenance. SCOs suit a buyer who wants a whole building, showrooms suit brand-facing retail on frontage. Whether a particular SCO site is freehold or leasehold depends on the allotment, so read the allotment letter or sale deed before you commit.
What rental yield can I expect from a commercial unit in Punjab?
Punjab Roots Realty does not publish an expected rental yield for any commercial unit, because actual rent depends on the tenant, the corridor and the year you let it, and no seller or agent can promise a figure in advance. Instead we share the inputs: asking rents on the same road, the brands already trading nearby, frontage width and daily vehicle counts. Pushpa Square, for example, has 85-ft frontage on Bathinda's Ring Road, where the developer's own count is over 15,000 vehicles a day.
Do I have to pay GST on a commercial property purchase?
GST usually applies when you buy a commercial unit that is still under construction, and usually does not apply to a completed unit sold after the occupancy or completion certificate, or to plain land. Rates and input credit rules change, so treat this as general information and confirm the exact liability for your unit with a chartered accountant before you sign. We ask the developer to show the GST component separately in the payment plan we share, and stamp duty and registration charges are billed separately from it.
Will you help me find a tenant after I buy?
Yes, Punjab Roots Realty helps owners let commercial units once possession is handed over. We introduce brands and local retailers who enquire with us on the same corridor, and we go through the lease terms, rent escalation clause and lock-in period with you. We cannot guarantee a tenant, a rent figure or a timeline. Leasing is handled separately from the sale and the fee is agreed in writing before we start.
Where can I buy warehousing land near Bathinda?
Around Bathinda we source warehousing land on the Ring Road and the Bharatmala corridor, and further afield in Mansa, Rajpura and along the Ludhiana-Chandigarh highway, where Punjab Roots Realty has a 6.15-acre highway-front parcel on NH-05 listed at Rs 3.65 crore. We work to requirement rather than from a fixed list: sheds and godowns from 5,000 sq ft, land from 1 acre, on lease or for purchase. Power load, road width and CLU status are checked against the seller's papers and the department record before you commit, and your own lawyer should verify the title independently.
Why buy through a channel partner instead of a property dealer?
A channel partner is appointed by the developer and paid by the developer, so on developer inventory you get the developer's own rate with no brokerage markup added on top of the published price list, and the same booking terms the developer offers directly. Punjab Roots Realty currently lists 11 projects across Bathinda, Mansa, Patiala, Kharar, Mohali, Dera Bassi, Banur and the Chandigarh highway belt; most are sold as developer inventory this way, and one is a land parcel sold direct. Every one of them is mapped on Jameen Deal's satellite view, so you can check frontage and boundaries before a site visit.
Can an NRI buy a showroom or warehouse land in Punjab?
An NRI or OCI cardholder can generally buy commercial property in India, including a showroom, an SCO or a built warehouse, under the general permission in the FEMA rules administered by the RBI. That permission does not extend to buying agricultural land, plantation property or a farmhouse, although such land can still come to you by inheritance, which is why the revenue record and CLU status of any land parcel matter. Payment is normally made through banking channels in India, from an NRE, NRO or FCNR account. We check the revenue record before a booking, and because FEMA rules change, please confirm your own position with a qualified professional before you transact.
