Where Bathinda is growing: Ring Road, AIIMS Road and Muktsar Road

A corridor-by-corridor look at the three Bathinda roads Punjab Roots Realty sells on: the Ring Road, AIIMS Road and the Bathinda-Muktsar Road, with the distances developers publish, current plot rates and who buys where.

Which roads is Bathinda actually growing along?

Bathinda's new development is concentrated on three roads: the Ring Road on the Bathinda-Ganganagar side, AIIMS Road past the AIIMS campus, and the Bathinda-Muktsar Road towards Malout and Gidderbaha. Punjab Roots Realty sells on all three and works from an office near the AIIMS side of the city.

None of the three is a new road. What has changed is the amount of approved, planned land now being sold along them instead of on the older roads inside the city, where plot sizes are small and frontage is expensive. Our office at SCO 26, 2nd Floor, Ganpati Enclave is near AIIMS Bathinda, so these are the corridors we work on.

  • Ring Road, Bathinda-Ganganagar side: commercial. Pushpa Square, 3 acres, from Rs 1 Cr.
  • AIIMS Road: apartments. Urban Greens, 3.5 acres, 2 and 3 BHK, price on request.
  • Bathinda-Muktsar Road, at Baladhe Wala: plots. Motiaz Estate, 25 acres, Rs 25,000 per sq yd base rate.
  • Project material for these corridors quotes NH numbers such as NH-7 and NH-54. National highway numbers in this region were changed in the national renumbering, and brochures and local signage still mix old and new numbers, so identify a road by its name first and check the number against the current official list.

What is being built on the Bathinda Ring Road?

The Ring Road carries the city's commercial development. Pushpa Square, a 3-acre retail project by Pushpa Group with 85 ft of road frontage and 50 units across floors one to five, is stated to be registered as PBRERA-BTI08-PC0390 and is priced from Rs 1 crore all inclusive. The developer counts over 15,000 vehicles a day on this stretch, which is the developer's own figure and not a count we have taken.

Three things are being cited as pulling trade onto this road. A 10-acre bus stand has been announced for the corridor, the new Bathinda textile market is coming up on this side of the city, and a Bharatmala link is described in the project material as being within a short drive. All three are in progress rather than finished, so treat them as work under way and check the current position yourself before you price them into a decision.

Frontage is what commercial buyers here are paying for. Pushpa Square has 85 ft of it, units on floors one to five, 24x7 power backup and CCTV. Possession is stated as October 2026 in the project material, which is close, so check it against site progress on your visit and against the date written into the buyer's agreement.

Why do buyers look at AIIMS Road?

AIIMS Road pulls buyers because the hospital brings doctors, students and visiting families who need housing near the campus. Urban Greens by Saga Developers is the residential launch we sell on this stretch: a 3.5-acre gated community of 16-floor towers with 2 BHK, 2 BHK with study and 3 BHK with store homes.

AIIMS Bathinda is one of the larger institutions to open in the district in recent years, and clinics, chemists, paying-guest rooms and coaching centres have opened along the road to it. That is the demand base for a flat here. It is a different buyer from someone taking a plot 15 km out, and it is why the apartment format works on this road and not on every road.

Urban Greens is a new launch and the developer has not released a starting figure, so it is listed as price on request. We send the price list and payment plan in writing as soon as the developer issues them. We do not quote a number we cannot show you on the developer's own sheet.

What does a plot cost on the Bathinda-Muktsar Road?

Plots at Motiaz Estate on the Bathinda-Muktsar Road are quoted at a base rate of Rs 25,000 per sq yd, so a 191 sq yd plot works out near Rs 47.75 lakh and a 500 sq yd plot near Rs 1.25 crore, before registry and other charges.

Local buyers usually talk in gaj and marla rather than sq yd. One gaj is one sq yd, and in Punjab one marla is 30.25 sq yd, so a 200 sq yd plot is about 6.6 marla and a 500 sq yd plot is about 16.5 marla. One kanal is 20 marla, or 605 sq yd, so a 500 sq yd plot is roughly four-fifths of a kanal.

Rs 25,000 per sq yd is the base rate quoted by Motia Group as of September 2026 for a 25-acre colony with 80 ft of main frontage. Corner, park-facing and main-road plots are normally charged above base. Registry charges, stamp duty and development charges sit on top, so ask for the full payable amount and not only the rate per yard.

How far are these corridors from AIIMS Bathinda?

The project material puts Pushpa Square on the Ring Road at about 12 km from AIIMS Bathinda and Motiaz Estate on the Bathinda-Muktsar Road at about 15 km. Each project also lists Haveli-E-Nawaab, a landmark on this side of the city, at about 500 m. Those two 500 m figures cannot both be measured to the same point, because the two projects sit several kilometres apart on different roads. They are developer figures, published separately for separate projects, and we have not re-measured them.

Brochures on all three corridors are also written in minutes: 2 min to the film city, 5 min to the textile market, 10 min to the bus stand. Minutes depend on the hour and the driver. Kilometres do not. Every project we sell is drawn on the satellite map on Jameen Deal, so you can measure the distance from the plot to AIIMS, to the Ring Road or to your parents' house yourself before you book a visit, instead of taking any of these figures on trust. Where a developer has published only a drive time, we say so rather than converting it into a kilometre figure nobody has measured.

Who buys on which corridor?

Ring Road buyers are mostly businesses and commercial investors who want frontage and traffic. AIIMS Road draws salaried families and people connected to the hospital who want a flat rather than a plot. The Bathinda-Muktsar Road draws families building their own house on 191 to 500 sq yd.

There is an overseas layer on top of that. Families from the Bathinda and Mansa belt now settled in Canada, the UK or the Gulf buy on these roads for parents still living here or for a house to come back to, and in our experience they look at plots more often than at commercial units. Commercial entry on the Ring Road starts around Rs 1 crore, while a plot on the Muktsar Road can start under Rs 50 lakh at the base rate before registry and other charges, so the two corridors rarely compete for the same buyer.

One point for overseas buyers. An NRI or OCI cardholder can buy residential and commercial property in India but cannot buy agricultural land, farmhouse or plantation property, so on any plotted colony ask for proof that the land use has been converted from agricultural. Rules under FEMA and the income tax law change, so confirm your own position with a qualified chartered accountant or advocate before you commit.

What should you check before booking on any of these roads?

Check the approval first. Pushpa Square is stated to carry the Punjab RERA registration PBRERA-BTI08-PC0390, which you can verify yourself on the PBRERA portal. Some projects on these corridors hold a layout or colony approval from PUDA or from its regional authority instead, which for the Bathinda region is the Bathinda Development Authority. A layout approval and a RERA registration are not the same thing, and a layout approval does not by itself replace RERA registration where a project crosses the registration threshold set in the Act and the Punjab rules. Ask which approvals a project holds, in writing, before paying a token.

This page is general information, not legal or tax advice. Approval status, land records, stamp duty rates and registration thresholds change, so confirm the current position for your specific project with a qualified advocate or chartered accountant before you transact. If you want the sanctioned layout and the approval papers for any project on these three roads, ask us on WhatsApp and we will send them across.

  • The approval: the PBRERA registration number, or the PUDA or Bathinda Development Authority layout approval, named in writing.
  • The land record: khasra or khewat numbers, and whether land use has been converted from agricultural.
  • The frontage and internal road width as sanctioned, not as drawn in the brochure.
  • The full payment plan, including registry, stamp duty and development charges.
  • The possession date written into the buyer's agreement, not quoted verbally.

Common questions

Is property near AIIMS Bathinda a good buy?

AIIMS Road has an unusual demand base for Bathinda: a large hospital with staff, students and visiting families who need housing close by. That is an observable fact about the location, not a forecast. Whether it suits you depends on your budget and on whether you want a flat or a plot. We do not publish appreciation or rental estimates.

How far is Motiaz Estate from AIIMS Bathinda?

The project material puts it at about 15 km, on the Bathinda-Muktsar Road at Baladhe Wala, and puts Pushpa Square on the Ring Road at about 12 km from AIIMS. Both projects separately list Haveli-E-Nawaab at about 500 m, which cannot be true of both, so treat these as developer figures. You can trace either boundary and measure the distance yourself on the satellite map on Jameen Deal.

What is the plot rate on the Bathinda-Muktsar Road?

Motiaz Estate is quoted at a base rate of Rs 25,000 per sq yd as of September 2026, for plots of 191 to 500 sq yd. Corner, park-facing and main-road plots are charged above base, and registry, stamp duty and development charges are extra. Rates change, so ask for the current sheet.

Which Bathinda projects have a RERA number?

Of the projects we sell in Bathinda, Pushpa Square on the Ring Road is stated to be registered with Punjab RERA as PBRERA-BTI08-PC0390. Other projects may hold a PUDA or Bathinda Development Authority layout approval instead, which is a different thing and does not by itself replace RERA registration where a project crosses the registration threshold. Verify any number on the PBRERA portal yourself, and ask a qualified advocate if the status is unclear.

Do you charge brokerage on these projects?

On developer inventory, no. Punjab Roots Realty works as a channel partner, so the developer pays us and you pay the developer's own price list with no markup added by us. Booking payments follow the developer's payment plan, so ask for that plan and the receipt details in writing before you pay anything, and ask us to confirm the position in writing for the specific project you are booking.
