How to check a Punjab RERA number before you book

Punjab Roots Realty walks through the PBRERA portal check using PBRERA-BTI08-PC0390, the registration Pushpa Group holds for Pushpa Square in Bathinda, and explains what to do when a plotted colony shows PUDA approval instead.

What does a Punjab RERA number like PBRERA-BTI08-PC0390 tell you?

A Punjab RERA number is an identifier issued by the Real Estate Regulatory Authority, Punjab. It is a record, not a quality rating and not a safety certificate. PBRERA-BTI08-PC0390 is the registration quoted for Pushpa Square on Bathinda's Ring Road, and like other PBRERA numbers it carries the authority prefix, a code for the office or district that handled the file, and a serial number.

BTI is the usual short form for Bathinda, and the characters after it identify the office and the file. Do not read more into the pattern than that, and do not try to validate a project from the shape of the number alone. Registration formats have changed over the years, and a number printed on a brochure is only a claim until you see the same number on the regulator's own record.

The number is also project-specific, not developer-specific. Pushpa Group holds this registration for Pushpa Square, a 3-acre commercial project of 50 retail units on the Ring Road. It says nothing about any other project the same group may be building in Bathinda or elsewhere, and it is not a comment on any other developer.

How do you check a RERA number on the PBRERA portal?

Open the Punjab RERA portal at rera.punjab.gov.in and go to the registered projects search. You can enter the registration number, or filter by district if you only have the project name. Open the matching record and it should show the promoter, the sanctioned area and the registration validity. If a number returns nothing, ask about it, but check for a typing error first, since portal search fields and menus do change.

Type the portal address yourself or reach it from a search engine. Do not use the QR code or the link printed in the brochure. A verification link controlled by the seller is not verification. The portal layout is updated from time to time, so if a menu name has changed, look for the registered projects section.

  • Promoter name and the registered project name
  • Registration validity, with the start and end dates
  • Total land area and the number of units or plots sanctioned
  • Proposed completion date declared to the authority
  • Quarterly progress reports, and any complaints or orders the authority publishes for that promoter

What should the portal record match before you pay a token?

The portal record should match the brochure on five points: promoter name, project name and phase, land area, unit count and the completion date. For Pushpa Square the figures to compare are Pushpa Group as promoter, 3 acres, 50 retail units across floors 1 to 5, and the possession date the developer is currently quoting, October 2026. We publish the developer's figures, we do not certify them, so check each one against the record yourself.

Two mismatches are worth stopping for. The first is a phase mismatch. A developer with a registered first phase can quote that number while selling a second phase that has not been registered, so check that the land area on the portal covers the block your plot or unit sits in. The second is an expired validity date. A registration can be extended, but the extension has to appear on the record, not in conversation.

Read the complaints and orders section as well, if the portal carries anything for that promoter. An order does not automatically make a project unsafe, but it tells you exactly what to ask about before you pay anything, and a property lawyer can tell you how much weight it deserves.

  • Promoter name on the portal matches the party named in your buyer's agreement
  • Project name and phase cover the exact block your plot or unit sits in
  • Land area on the record matches the brochure, 3 acres in the case of Pushpa Square
  • Registration validity has not expired, and any extension appears on the record
  • Proposed completion date is not later than the possession date you are being promised

What if the project shows PUDA approval instead of a RERA number?

PUDA approval and RERA registration are two different things, so one does not replace the other. A colony licence and a sanctioned layout, from PUDA or from whichever development authority or local body covers that area, allow the land to be developed and sold as a colony. RERA registration is separate, and it puts the project on the regulator's public record. Arcadiaa Enclave in Mansa, for example, is listed on our site as PUDA approved.

So ask two questions rather than one. Ask for the colony licence or CLU number and the sanctioned layout drawing, and ask separately for the RERA registration number or the acknowledgement of an application in progress. Registration is generally required once a project crosses a small land area or unit threshold, with exemptions for some cases, so for a plotted colony the size of Arcadiaa Enclave, 172 plots of 200 to 300 sq yd on the Mansa-Barnala Road, ask the promoter where registration stands rather than assuming it either way.

Get the answer in writing. If a promoter says registration does not apply, the reason should be on paper, and it should be checked before you pay. Thresholds, exemptions and state rules under the Real Estate (Regulation and Development) Act, 2016 have changed over time and differ between states, so confirm the position for your specific project with a property lawyer or another qualified professional.

Does a blank RERA field mean a plot in Bathinda is unsafe?

A blank RERA field means unverified, not unsafe. On our own project pages it can also mean only that the developer has not given us a number to print yet. Three ordinary situations produce a blank: the resale of a completed unit between two individuals, which does not need fresh project registration; a small plotted deal below the registration threshold; and a project at launch stage where the application is filed but the number has not been issued.

Size is a quick sanity check. Motiaz Estate on the Bathinda-Muktsar Road runs to 25 acres, with plots of 191 to 500 sq yd at a base price of about Rs 25,000 per sq yd, so a 200 sq yd plot works out near Rs 50 lakh before registry, stamp duty and other charges. A colony of that size is not a below-threshold deal, so where a page or a brochure shows no number, treat it as a question to ask rather than a conclusion to draw.

The question itself is simple. What is the registration number, and if there is none yet, which approval covers this colony and why. Ask us and we will put the developer's answer to you in writing. A promoter selling honestly answers that in one message. One that changes the subject has also told you something.

How does Punjab Roots Realty run this check before a project goes on the list?

We add a developer only after a site inspection and an approvals check, and the PBRERA search is part of that check. It is run from our office at SCO 26, 2nd Floor, Ganpati Enclave, Bathinda, and it is the same search described above: pull the record, match the promoter to the party who will sign your agreement, and compare the sanctioned area with what is on the ground.

The satellite step is the one buyers usually cannot do alone. Every project we list is mapped on Jameen Deal with its boundary drawn on satellite imagery, so the area on the portal record and the area on the ground can be compared before a site visit. Where a developer has given us a registration number we print it, which is why Pushpa Square shows PBRERA-BTI08-PC0390 on its page. Where a project is being sold on a PUDA approval, we say that instead, and where a page shows neither, ask us and we will get the current status from the developer.

You can run the whole check yourself in about ten minutes, and you should, even when someone else says they have already done it. Bring the brochure to the office near AIIMS Bathinda, or send it on WhatsApp at +91 97795 07330, and we will pull the record with you on the call. Common questions

Where do I check a Punjab RERA number online?

Use the Real Estate Regulatory Authority, Punjab portal at rera.punjab.gov.in and open the registered projects search. Enter the registration number, or filter by district if you only have the project name. Reach the portal yourself rather than through a link or QR code printed in the seller's brochure.

What does BTI08 mean in PBRERA-BTI08-PC0390?

BTI is the usual short form for Bathinda, and the characters with it identify the office and file that handled the registration. Treat the pattern as a first glance only. A fake number can copy the same shape, so the proof is the matching record on the PBRERA portal, not the format.

Is PUDA approval the same as RERA registration?

No. A colony licence and sanctioned layout from PUDA, or from the development authority or local body for that area, are development approvals. RERA registration is separate and puts the project on the regulator's public record. Where RERA registration applies, a colony approval does not replace it. Confirm the position for your project with a property lawyer.

Can a property dealer or channel partner be registered under RERA?

Yes. Real estate agents register with the authority separately from projects, and registered agents appear on the same PBRERA portal. Ask any dealer or channel partner you are working with for their agent registration details and search them, the same way you would search a project number.

How long does checking a RERA number actually take?

About ten minutes for one project, once you know where the registered projects search sits. Most of that time goes on comparing the portal record with the brochure line by line: promoter name, land area, unit count, validity dates and the possession date you have been quoted.
