The people you will actually deal with

Punjab Roots Realty is a small team working out of one office in Bathinda. The person who takes your first call stays on your file through site visits, booking, documentation and registry.

Shortlist and site visit

Two or three projects that match your budget and city, with satellite boundaries, pricing and the approvals the developer holds.

Papers before money

Title, approval status and the payment plan checked and shared in writing, so the token amount is the last step and not the first.

Booking and agreement

Booking made in your name with the developer, agreement reviewed, and the payment schedule tracked instalment by instalment.

Registry and handover

Sale deed, stamp duty, the sub-registrar appointment, then mutation, possession and the utility transfers.

Questions about the team and the legal help

Who will I deal with at Punjab Roots Realty?

You deal with one sales representative from the first call to the registry, not a call centre. Jaswinder Singh is on +91 86994 09325 and Khushdeep Singh is on +91 62390 60613, and the office line is +91 97795 07330. All of them work out of SCO 26, 2nd Floor, Ganpati Enclave, Bathinda 151001, near AIIMS Bathinda, and travel out to the Tricity projects in Kharar, Mohali, Dera Bassi and Banur. If your representative is at a site visit, anyone in the office can pull up your file.

Do you provide legal advice to buyers?

Yes. Punjab Roots Realty works with a panel of practising advocates in Punjab who check the title chain, the revenue record, the sanctioned layout and the developer's RERA or PUDA approval, and give you the findings in writing before you pay any token amount. They also read the builder-buyer agreement and the allotment letter with you. The advocate's opinion is independent and it is yours to act on. You are equally free to bring your own lawyer, and for a large purchase a second opinion is worth the cost.

Do you help until the registry is completed?

Yes, the file stays with us until the sale deed is registered and beyond. That covers the booking with the developer, the agreement, the instalment schedule, the sale deed drafting, the stamp duty and registration fee calculation, the sub-registrar appointment and someone from the team present on the day. After registration we follow the mutation entry in the revenue record, the possession letter and the electricity, water and property tax transfers, which are the steps buyers most often leave half done.

Is the legal check free, or do I pay for it?

Punjab Roots Realty does not charge you brokerage on developer inventory, because the developer pays the channel partner fee. Legal work is different: where an advocate charges a fee for a title opinion, a drafting job or an appearance, that fee is the advocate's, and we tell you the amount in writing before the work starts. Stamp duty, registration charges and mutation fees are payable to the state and are separate from anything the advocate charges. Get every figure confirmed before you commit, since rates change.

Can your advocate draft the sale deed and work out the stamp duty?

Yes. The panel advocate drafts the sale deed, works out the stamp duty and registration fee for your specific case and prepares the papers the sub-registrar will ask for. Stamp duty in Punjab turns on the collector rate for that locality, the type of property and the buyer's category, and concessions have applied to female buyers in some years, so the figure has to be checked against the current notification and the collector rate on the date of registration rather than a number quoted months earlier. Ask for the working, not just the total.

Can you handle the documentation if I live abroad?

Yes, our NRI desk runs the site visit on video, the document check and the registry follow-up without you flying down. The registry itself needs either your presence or a power of attorney, and a POA executed abroad normally has to be signed before an Indian consulate or notarised and apostilled, then stamped in India and registered where the sub-registrar requires it, so have it drafted by an advocate in Punjab before you send it. Payments go from your NRE, NRO or FCNR account to the developer's account through normal banking channels. FEMA and TDS rules turn on your own residency status and change from time to time, so confirm your position with a chartered accountant or an advocate before you transact.

Whose advocate is it, yours or mine?

The advocate is engaged for the buyer's side of the transaction and gives you the opinion directly, in writing. We introduce you because most buyers do not have a property lawyer on call, not because you are required to use ours. If you would rather appoint your own advocate, we send the same set of papers to them: title chain, revenue record, sanctioned layout, approval certificates and the developer's draft agreement. On any purchase where the amount matters to you, an independent legal opinion is worth getting either way.

What documents will you ask me for?

For a normal booking a resident buyer needs PAN, Aadhaar, passport-size photographs and the bank details the payments will come from, plus a co-applicant's papers if the property is joint. An NRI or OCI buyer needs the passport, the OCI card or visa page, an overseas address proof, PAN, and the NRE or NRO account details, along with the power of attorney if someone will sign on your behalf. If a home loan is involved the bank adds income papers of its own. We tell you the exact list for your case before the booking rather than in instalments.
